In real estate, there’s no shortage of options: self-storage, office, industrial, retail, hospitality, mobile home parks, and more. So why do I keep choosing multifamily?
The answer is simple: scale, resilience, and consistency.

1. Housing is Always in Demand
People may stop traveling or shopping during a downturn—but they don’t stop needing a place to live. Multifamily isn’t immune to cycles, but it benefits from durable, built-in demand that other asset classes can’t always match.
2. It Offers In-Place Cash Flow With Upside
Multifamily investments generate recurring rental income, and with the right value-add strategy, that income can be increased through operational improvements, unit upgrades, or repositioning.
This dual return—current cash flow plus future upside—makes multifamily attractive for long-term wealth building.
3. Financing Is More Favorable
Multifamily properties often qualify for agency debt through Fannie Mae or Freddie Mac, which tends to be more stable and accessible—especially in volatile lending environments.
More favorable financing = better leverage and risk management.
4. Economies of Scale Matter
Managing a single 20,000 sq. ft. retail building is very different from managing 100 residential units—but in multifamily, you benefit from operational efficiencies like centralized maintenance, leasing, and marketing systems.
It becomes easier to scale systems across a growing portfolio.
5. You Can Improve Value Through Management
Unlike some asset classes that are valued mostly on location and tenant credit, multifamily offers a lot of control. If you improve the NOI, you increase the value.
That’s especially powerful when paired with long-term holds in appreciating markets like Washington and Texas.
